Pre-Purchase Inspections for Buyers
A professional home evaluation of more than 1,600 items inside and outside the home is the core of the Pillar To Post inspection. We inspect single family homes, condominiums, multi-family and light commercial. Our inspectors conduct a visual inspection of accessible systems and components of the home including, but not limited to:
- Property, Site, Porches, Patios and Decks
- Exterior and Garage
- Roof, Chimney and Attics
- Gutters and Drainage
- Basements, Slabs and Crawl Spaces
- Electrical System
- Plumbing System
- HVAC: Heating, Ventilation & Air Conditioning
- All Bathrooms and Fixtures
- All Kitchen Fixtures and Built In Appliances
- All Interior Living Spaces
- All windows, receptacles, lights/ fans and doors
Upon completion of the inspection, a computerized Inspection Report with digital photos is printed on site and presented in the Pillar To Post Inspection Report Binder, which also includes a seasonal maintenance checklist, a cost estimate sheet based on national construction material prices, a home file system for important papers/receipts and a Home Depot Home Repair CD-Rom. Reports can be emailed and/ or downloaded through a private link sent by the inspector to ensure client/ inspector privacy. We encourage clients to meet the inspector on site if possible to discuss the inspector’s findings. If this is not possible, telephone and email communication is common practice for the inspectors.
Pre-listing Inspections for Sellers
If you are preparing to sell your home, one of the first things you want to do is have a complete home inspection. We will visually examine the readily accessible systems and components and operate those systems. We encourage the owner to attend the entire inspection. The report is given to you, on site, immediately upon the completion of the inspection. This gives you an opportunity to repair the items we find so when a buyer does come on the scene, you have virtually eliminated the negotiation phase of the purchase, since you have already repaired the defects in your home.
